Pike Place Market is the heart and soul of Seattle’s Downtown neighborhood. The market is made up of 8 historic buildings in 9-acre historic district. The Market area is a true “multi-use” collection of buildings that include retail and restaurant facilities, office, residential, and common areas. When the time came to upgrade the Market HVAC systems the best option was a four pipe systems with water to water heat pump that recover the heat from refrigeration cases and uses the heat to condition the hallways and common areas for the market. Automated Controls installed a total of 98 digital power meters to monitor each tenants power usage.
Automated Controls completed a full network level and front-end upgrade for this 40-story, 850,000 s.f. 62,000 point high rise in downtown Seattle. The project took extensive planning and coordination to complete in the fully occupied building without any impact to the tenants, automated controls upgraded the Direct Digital Controls to be BACnet compliant so that future tenant improvement are not required to use a specific vendor protocol. In 2000 when the building was built it had proprietary controller hardware installed, this limited controls and had no interoperability. The software did not integrate well with packages from other vendors. Automated Controls has also been responsible for major tenant improvement work within the high-rise.
Completed in 2002, Fourth & Madison is located in the central business district of Seattle, one of the fastest growing economies in the nation. The 40-story tower sits on approximately one acre, and has a retail courtyard incorporated in the podium at its base. The project includes a five-story atrium; state-of-the-art building systems; and spectacular views of Mount Rainier, Elliott Bay and the Olympic Mountains.

Northshore School District serves more than 21,000 students, 2100 teaching and support staff, in 33 schools and 3 administrative facilities. We are proud to be a partner with Northshore to keep the school’s climate in a specific range, help manage the complex occupancy schedules, monitor for system malfunctions, and reduce energy consumption and maintenance cost.
Automated Controls installed a Johnson Controls Metasys System that is using state-of-the art technology for offsite diagnostics, monitoring and control which helps to ensure efficient systems management while reducing downtime.
To provide a constant, reliable, and comfortable learning environment, Northshore needed to better optimize and organize their maintenance and facilities teams, maintenance tools, and levels of service. Automated Controls designed a unique building automation system that is supervised by a Network Operations Center. The systems are monitored for failure 24x7x365.
